“In periods when demand for our apartments is lower, it’s valuable to be able to rent them to Workers Hotel. Our priority is always to meet the needs of Lysekil’s residents, but when apartments are free, this creates a win-win situation,” says Christina Johansson, CEO of Lysekilsbostäder.
Flexible Solutions for Project Teams
Lysekilshemmet and Badhusberget are great examples of how empty apartments can come back to life. By renting apartments in their current condition, Workers Hotel provides flexible, temporary housing for project teams. This keeps areas active, balances occupancy and finances, and allows Lysekilsbostäder to focus renovations on permanent homes that require a higher standard.
“The area has more life now, with lights on in the windows and people moving around. When project workers leave, it doesn’t become empty or quiet—it stays active,” says Christina.
Balancing Renovation and Demand
Lysekilshemmet was purchased by Lysekilsbostäder with the plan to turn it into modern rental apartments. The plan assumed population growth linked to Preem’s planned investments, which would have led to more people moving to the municipality. When Preem decided not to go ahead with the project, the demand for the planned apartments disappeared. Workers Hotel stepping in gave Lysekilsbostäder stability and time to plan the long-term use of Lysekilshemmet.
Currently, parts of the building may be developed into senior housing again, while other parts will be rented to Workers Hotel for project accommodations. Those apartments will also be refreshed to meet the needs of temporary residents.
